About the Project:

TT&L's design-assist work at Gardner Middle School entailed an early collaborative approach and bi-weekly meetings between the CM/GC architect firm, envelope consultant, and framing subcontractor. The team was brought in before details were set in stone during the late SD phase of drawings.

Early on, TT&L helped specify high-quality, lower-cost alternatives to the thermal cladding support system, metal panel siding assemblies, WRB products, and numerous other aspects of the school — while maintaining the architects' and owner's design intent. By the time the project reached 50% CD documents, TT&L had helped reduce the overall project budget by over $100,000, with another $25,000–$35,000 in reductions before the contract change order was awarded.

Throughout the project, TT&L continued to work closely with the general contractor, framer, masons, glazers, and roofers — catching problems before they could lead to larger issues, saving time and cost throughout the job. With an established GMP cost, the team was able to pull from contingency for overtime on certain rushed portions. Overall change orders came in at less than 1% of total cost, with all changes tied to ASI and RFI-driven scope adjustments.
